Lending requirements – parameters 

  • Commercial loan application completed
  • Personal Financial Statement 
  • Complete last 6 months of borrowers business and personal bank statements.
  • Complete Debt schedule listing all business debt being serviced 
  • Rent roll if purchasing, refinancing, or cash out of commercial property with tenants.
  • Most recent mortgage must be current on mortgage
  • Appraisal of property will be ordered by lender and paid for by borrower

Lending Parameters

  • Loan size $ 100,000.00 – $ 50,000,000.00
  • 50% to 85% loan to value on a case by case
  • Property types: Office buildings, income producing, multi family, mixed use, retail, light industrial, warehouse, self storage, condo, mobile home parks.
  • Rate adjustments depend on property type, credit score, borrower net worth/ liquidity, purpose of loan,market size, and more.
  • Terms 5,7 or 10 years with negotiable extensions
  • Amortization 25 or 30 years
  • Prepayment premiums depends on transactions and lender
  •  Deposits and fees depends on type of transaction
  • Loan reserves depends on type of transaction
  • Rates depend on the type of transaction, borrower credit and experience.
